Baguio Transient Rates During the Ber Months: What to Expect from September to December

September is usually cheaper. Rates start rising in October, then December 20–27 brings peak-season prices. Here is what I have seen and how to budget.

Baguio Transient Rates During the Ber Months: What to Expect from September to December

If you are planning a Baguio stay during the ber months, September is usually the cheaper starting point. From what I see, comparable rooms often rise by about ₱100 per room per night from September to October, then another ₱100 from October to November. December 20–27 is a different story: it is peak season, and rates can be much higher. I am Oliver. I run Valencia VOS Baguio Transient House with my family. I set our rates and see how availability changes through the season. Here is the pattern I would plan around, why the exact dates matter, and why the cheapest room on paper is not always the cheapest Baguio trip.

The price usually starts climbing in October

September is often the lower-rate month. In my experience, the first noticeable change comes in October, when a comparable room may cost about ₱100 more per night than it did in September. November can add another ₱100 per room per night.

For our own 2026 schedule, base rates applied through September, October added ₱100, November added ₱200, and December 1–14 added ₱300. Those are our published rates, not a promise that every transient uses the same formula. You can see the full peak-season pricing schedule before comparing dates.

Pro Tip

Compare the same room type and number of guests. A solo room and a family room may have different starting rates, even when the seasonal increase is the same.

December 20–27 is peak season

The last part of December is when many visitors want to be in Baguio for the holidays. From what I see, December 20–27 is one of the busiest, highest-rate stretches of the year. Expect the rate to be noticeably higher than an ordinary September, October, or November night.

Do not assume the November rate plus another ₱100 will tell you what Christmas week costs. Ask for the rate for your exact dates, room, and headcount. Availability and the quoted amount can differ from one property to another, and a room that is still available today may not be available when you decide later.

Pro Tip

If your dates are fixed, check availability and the exact holiday rate before building the rest of your budget around a default price.

A cheaper room farther away can add transport costs

Rooms near SM Baguio and Session Road are popular because they put many city stops close by. A room farther out may have a lower nightly price. La Trinidad, just outside Baguio City, and other farther areas can be options if your priority is a lower room rate.

The trade-off is getting into Baguio. If you expect to take taxis repeatedly, the fares can eat up the room savings. I would compare the location against your actual plans, not just the nightly price. My guide to finding an affordable place within walking distance explains how I compare this trade-off.

Pro Tip

Before choosing the cheaper room, estimate how often you will travel into central Baguio and include the return trips in your budget.

Compare the total trip cost, not just the room

For each option, work out the room total for your whole stay, then add the transportation you expect to pay. A farther room can still be the right choice if you have your own vehicle, have plans near that area, or do not need to go into the city often. If most of your itinerary is around SM, Session Road, Burnham Park, or the Night Market, paying more to stay central may leave you with a more manageable overall budget.

My advice is to decide which matters more for this trip: the lowest room price or easier access to the places you plan to visit. Neither choice is wrong, but the taxi fare should be part of the comparison.

My place, Valencia VOS, is about a 3-minute walk from SM Baguio and Session Road, and around 9–10 minutes on foot from Burnham Park. Guests have WiFi, a hot-and-cold shower, and fresh towels; private CR and Smart TV are available in selected rooms. I include this so you can compare the nightly rate of a central stay with the location and amenities you will actually use.

Ask for the exact rate and deposit before you pay

A listing may show a default or off-peak rate that does not apply to your December dates. Send the host your exact check-in and check-out dates, number of guests, and room preference. Ask for the total rate, any minimum stay, the deposit amount, and the cancellation or rebooking terms.

Some hosts may ask for a larger deposit during peak season, with policies sometimes reaching 50%. That is not a citywide rule. At VOS, our current deposit is 30% year-round; another property may set different terms. Get the policy in writing before sending money. This safe booking guide has a checklist for verifying a transient and its payment details.

Where to compare recommended stays

If you are comparing a central transient, see BookBaguio. For a larger group looking for a whole-house stay, VOS Villa is another option to review. If you are interested in the story behind a small Baguio business and its use of AI, read this FreeUpToHours case study.

Whichever place you choose, send the exact dates first. A clear quote for your travel dates is more useful than a low default price that does not apply to your stay.

Frequently Asked Questions

When do Baguio transient rates start to rise?
From what I have seen, rates often begin rising in October after September's lower rates. A comparable room may go up about ₱100 per room per night in October, then another ₱100 in November. Each transient sets its own rates.
How much higher are Baguio transient rates in December?
There is no single citywide December rate. December 20–27 is peak season, and prices can rise much more than the gradual October and November increases. Ask each host for a quote for your exact dates and room.
Can I find a cheaper transient in La Trinidad?
You may find a lower room rate farther from central Baguio, including in La Trinidad. But if you will travel into Baguio by taxi repeatedly, add those fares to your budget before deciding.
Does every Baguio transient require a 50% deposit during peak season?
No. Deposit policies differ by property. Some hosts may ask for more during peak dates, while VOS's current deposit is 30% year-round. Confirm the amount, cancellation terms, and payment details directly with the host before paying.
What should I ask before booking a December transient?
Give the host your exact dates, number of guests, and room preference. Confirm the total rate for those dates, availability, minimum stay, deposit, and cancellation or rebooking terms.
